Welcome to the Ou+look BnB. A modern luxury apartment with a Positive Ou+look on the beautiful River Tamar.
It is our pleasure to welcome you to the peace and quiet of the Ou+look BnB in Rosevears. Our breath taking Ou+look is the magnificent view over the River Tamar in all its seasons and the lasting memory is the positive reflections on the water. This is what makes it such a positive Ou+look for all who stay here and this is the story behind our unique brand of accommodation. Whether for pleasure or business you will feel relaxed and enlivened from staying at the Ou+look BnB.
The space
The Ou+look BnB is an executive private apartment adjoining our house. Six separate living spaces comprising of a superb viewing deck, kitchenette, double bedroom, lounge/library, bathroom and toilet all accessed by a wide hallway where we show off local artists in a boutique gallery space. There is a private three bay parking space dedicated to our guests right by the apartment. The apartment is single level and has easy access from the parking bay.
The bedroom has a good queen size bed with high cotton count sheets. The lounge offers a new 50 inch smart TV with built-in wifi access to Netflix and YouTube if you have your own subscribed account details to log in with. There is also an extensive library of graphic design, architecture and art books that can be accessed on request. A strong wifi signal is available throughout the apartment and USB charging point exists in the kitchenette. The well equipped kitchenette incorporates a fridge freezer, microwave, toaster and kettle. Generous supplies and a free continental breakfast is on offer as well as a locally sourced wine selection available on request.
Guest access
The Ou+look BnB is a private apartment and deck occupying the west wing of our house. Guests can access the parking bay via our driveway but the gardens and rear of the house are private.
Interaction with guests
We are offering the Ou+look BnB as a quiet retreat and so want to remain discretely hands-off to allow you a relaxed and private stay. However if you would like some advice on wineries or other places of interest we are more than happy to interact and help out. We can also provide a laundry service for a nominal charge. Do not hesitate to get in contact if you need anything, have any questions or would like to purchase some of the wines we have on display.
Other things to note
Our house is an architect designed passive featured, ecological and low energy house. We have an OziKleen system that deals with our waste water and sewage to recycle it back in to the garden and feed our roses. We must stress when using the toilet, shower or sink please do not flush any solid matter, sanitary products, wipes, chemicals or such like into the system as it will clog the filtration equipment. We thank you for your diligence in this. A small info plaque is in place in the toilet to restate this information.
We have printed a lovely information book about the Ou+look BnB situated in the lounge. We have a small kitchenette equipped for guests to use including microwave, fridge freezer, kettle and toaster. Just note we do not have an oven, hob or sink in the kitchenette - for cleaning up we have bowls and cleaning equipment that can easily be used filled the bathroom sink.

Directions

We are situated midway between Legana and Exeter overlooking the River Tamar. This is an easy 15 Minutes from Launceston. Drive along the waterfront road of Rosevears Drive gained from West Tamar highway. If coming from the Legana side, Hall Street is a short cul de sac on your left about 3km along Rosevears Drive just before a cricket pitch. If you pass the Rosevears Tavern 1km further on you know you have gone too far. The historic Rosevears Tavern is worth mentioning as a superb place for a well-priced meal very near to our place. Drive to the top of the cul de sac that is about 300m, then straight up to the BnB via a long yellow concrete driveway. At the top of the driveway, some 100m, the parking bay for up to 3 cars will be seen on the right opposite the apartment. The parking is marked clearly with round signs and has night-lights. The apartment occupies the right hand side of the house and is completely private for your use only. Please do not drive behind the main house as this is private, neither turn left in to a lower driveway in the garden as this is a private drive to our studio.
